As a non-South African resident i.e. you only have a foreign Passport, visiting on a South African visitors visa, and do not have a South African Identity Documents you will be entitled to a maximum of 50% mortgage. Lending is dependent on affordability.
There are exceptions though, that is if your Net Asset Value exceeds GBP 2 million or if you are purchasing in a “non-affected” legal entity.
If you are a South African citizen, living & working abroad and want to apply for a mortgage loan, you still need to have a valid South African ID, and not have relinquished your citizenship. Your application is by and large treated as “local”, dependent on affordability. However, it also depends on which bank you are with – typically mortgages range from 50 & 80%. So, check with your financial institution how much you qualify for.
What is a Foreign National – and how do you go about applying for a mortgage loan in South Africa?
A Foreign National is someone who has a foreign passport and resides in South Africa, either on a work permit or has temporary / permanent residency.
Your application will be treated as local, and dependent on affordability. And of course, the duration of the temporary / permanent residency may be a factor the bank will consider when granting the loan. And it also depends on the bank in question – typically they will approve mortgages between 50 & 80%. If you are a Foreign National check with the South African financial institution you bank with to see how much you qualify for.
